BK condo unit filings up 38% over last year Between January and April, developers submitted plans for 60 projects totaling 797 units

Brooklyn developers submitted just 60 condominium project上海贵族宝贝交流区 上海贵族宝贝论坛s to the New York State Attorney General s爱上海同城 爱上海 Office during the first four months of 2017, but they re shooting for higher unit counts than were sought a year ago.

In all, developers filed plans seeking a total of 797 residential units, according to a review of submitted filings by The Real Deal. That s about 13 apartments per project. During the same time last year, developers filed plans for 73上海夜网 阿爱上海同城 condos with just 577 units an average of eight apartments per project.

While condos were planned all over the Brooklyn map, developers showed the most interest in Greenpoint and a trio of neighborhoods along the Q line in southern Brooklyn.

The three neighborhoods with the most new residential units were Borough Park, Midwood, Sheepshead Bay, which accounted for close to half of all new condo units submitted in 2017. On the whole, these were larger projects, with three developments planned for Midwood and Sheepshead Bay each, a上海贵族宝贝 上海千花网龙凤论坛veraging 35 and 36 units, respectively.

Northwest Brooklyn, however, continues to be the liveliest condo market in Kings County. Greenpoint, in particular, saw the largest increase in smaller projects, with 91 new units planned across 11 developments. These include a six story new development at 62 Box Street with six full-floor units, and a 32-unit warehouse conversion at 850 Metropolitan Avenue from Brookland Properties.

In April, the two largest condo offerings filed were a 48-unit new development in Downtown Brooklyn and a 45-unit mixed-use building in Bensonhurst. Arthur Bocchi’s GPB Realty Capital filed plans with the city s Department of Buildings for the 14-story DoBro building at 211-215 Schermerhorn in February 2016, designed by Morris Admi. In Bensonhurst, a group of Flushing-based developers filed plans for a seven-story building at 8616 21st Avenue that would house a day-care center, retail space and 45 residential units.

The uptick in condo offerings could mean that the Brooklyn condo pipeline, which had tightened in 2016, is responding to robust demand in the mark上海夜网 阿爱上海同城et.

The Bronx has been touted as Ne阿爱上海同城 阿拉爱上海同城w York’s next hot real estate market for years now and saw $3.3 billion worth of investment last year alone thanks to major incoming projects ranging from Melrose Commons to the long-awaited Kingsbridge National Ice Center.

With that in mind, The Real Deal has put together a primer of politicians in the borough who developers should be prepared to work with if they want their forays into the Bronx to go smoothly. As with many things in life, it’s not always what you know. It’s who you know.

Ruben Diaz Jr., Bronx Borough President 

上海贵族宝贝 上海千花网龙凤论坛Ruben Diaz Jr. has been the borough president since 2009 and previously served as a New York State Assemblyman. His biography boasts that the Bronx has received more than 29,000 new units of housing since he took office, and his office releases a development report each year touting the amount of investment that has come to the Bronx. He has voiced support for major Bronx projects including Somerset Partners and the Chetrit Group’s mixed-use development at 2401 Third Avenue and 101 Lincoln Avenue, as well as the mixed-use affordable housing project La Central. He has received campaign contributions from developers including Youngwoo Associates, Omni New York and Somerset. Although he was rumored as a possible candidate to run for mayor against Bill de Blasio this year, he is still only registered to run for reelection as borough president.

Melissa Mark-Viverito, City Council Speaker

Melissa Mark-Viverito currently presides over the City Council as its Speaker, a position she was unanimously elected to in 2014, nine years after being elected to the City Council. Her district includes both East Harlem in Manhattan and the South Bronx, where she represents a large portion of Mott Haven, arguably the most popular neighborhood for development in the borough. She is an outspoken liberal who generally aligns herself with tenants on real estate issues and clashed with Somerset Partners and the Chetrit Group over a controversial party they threw in the South Bronx at the site of their planned waterfront project. However, she more recently voiced support for AvalonBay Communities’ 60-story tower in East Harlem. She has received campaign contributions from Omni New York, the Richman Group and the Witkoff Group. Mark-Viverito cannot run again for speaker due to term limits. It s unclear what her plans are when her term is up. Mark-Viverito has endorsed Diana Ayala, her deputy chief of staff, to replace her as the District 8 City Council representative. Other candidates vying for her seat include community activist Tamika Mapp and New York State Assemblyman Robert Rodriguez.

Booking.com takes 53K sf at 28 Liberty Fosun International is repositioning former JPMorgan headquarters

Fosun International’s booked a new tenant at 28 Liberty Street in the Financial District.

Travel website Booking.com signed a lease for 53,000 square feet in the mid-rise section of the 60-story tower, sources told The Real Deal.

The popular website, whose “Booking.yeah” ad campaign blankets TV airwaves, leased part of the 28th floor and the full 29th floor in a 10-year deal. Asking rents in that portion of the building are in the $60s per square foot.

A representative for Fosun, which is in the midst of repositioning the former One Chase Manhattan Plaza tower it bough in 2013 for $725 million, d新爱上海同城对对碰论坛 上海同城对对碰交友社区eclined to comment. A JLL team led by John Wheeler is handling leasing at the building for Fosun. Richard Levine of CBRE represented Booking.com.

Booking.com currently has offices Downtown just two blocks away at Ma上海同城对对碰交友社区 上海夜网论坛nulife Real Estate’s 100 William Street. It wasn’t immediately clear if the company will relocate those offices or if the new d上海千花社区 上海千花网交友eal represents an expansion.

The Priceline.com subsidiary is showing strong momentum this year. The company has roughly 1.5 million properties on the platform上海龙凤论坛sh1f 上海龙凤论坛, an increase of 41 percent from last year, Reuters reported.

Booking.com is the latest tenant added to Fosun’s roster as it overhauls the Lower Manhattan skyscraper, including the addition of some 200,000 square feet of retail at the base of the tower.

Dinner-and-a-movie chain Alamo Drafthouse earlier this year signed a deal to open a 10-screen, 40,000-square-foot theater at the property, and restaurateur Danny Meyer plans to open a 38,000-square-foot catering-and-events space on the tower’s 60th floor.

On the office floors, financial trading firm Broadway Technology earlier this year signed a lease for 25,000 square feet, and New York State Attorney General Eric Schneiderman’s office inked a deal for 375,000 square feet.

Law firm Milbank, Tweed, Hadley McCloy will leave behind nearly 340,000 square feet when it relocates to the 55 Hudson Yards next year.

Deutsche Bank and HSBC are preparing to lend Fosun $800 million to finance the property.

Brooklyn investor Joseph Brunner, who had planned condominiums for the First Church of Christ Scientist site but was ultimately rejected by the Board of Standards in 2016, was the s爱上海同城 爱上海eller.

The Children s Museum of Manhattan s is currently located 13 blocks south on West 83rd St上海千花网龙凤论坛 上海千花社区reet. 361 Central Park West lies between West 96t上海龙凤论坛sh1f 上海龙凤论坛h and 97th Streets.

In a statement to The Real Deal, the museum s executive director, Andrew Ackerman, said the museum was at capacity at its 83rd Street location and had been actively looking for a new one.

We look forward to discussing our vision with the community in more detail in the coming weeks, as we begin the formal planning and design process to reactivate the building into a world-class children’s museum for families to vis上海千花网龙凤论坛 上海千花社区it, explore, and feel part of our great city,” he said, suggesting that the new facility the museum is planning will preserve elements of the existing church.

In 2014, Brunner bought 361 Central Park West for $42 million from Ira and Irene Shapiro. The deal was not smooth, however, as $10 million of that was allegedly contingent upon successfully clearing the condo project with the city, according to a suit filed by Brunner against the Shapiros in 2016. The Shapiros had tried to get that $10 million that Brunner left off the closing table and Brunner sued when they sent him a notice of default on that money. His suit was dismissed with prejudice in September.

In 2015, the Children s Museum of Manhattan was rumored to be in talks to move to a new location on the Lower East Side.

The winners of a design competition, which asked architects and designers to re-imagine 11 blocks worth of the avenue from 46th to 57t上海龙凤论坛sh1f 上海龙凤论坛h Streets, are betting you ll be curious enough to try it.

Backed by developer Fisher Brothers, the competition was conceived as a process comparable to the early stages of the developing the High Line.

Out of almost 150 entries, the winning scheme selected by the jury was designed by firm Maison s Ben Meade, Anthony Stahl, and Alexia Beghi, according to Curbed, and will recei阿爱上海同城 阿拉爱上海同城ve $2爱上海同城 爱上海5,000 in prize money. Their design calls for elevated structures that allow them to 上海贵族宝贝论坛 上海贵族宝贝find more space over top of the street below. Check out the the varied program they envisioned for Park Avenue:

The jury also released a shortlist of 17 proposed median designs for public for voting. The popular prize, determined by the largest number of votes, went to Local Architects Amy Garlock, Drew Cowd爱上海同城对对碰 爱上海同城论坛rey and Fareez Giga for their proposal to restructure the road to include a looping river that could be used for activities like kayaking and skating, according to Architect s Newspaper. Blackstone Group outmaneuvered Pebblebrook Hotel Trust to buy luxury hotel owner LaSalle Hotel Properties with an all-cash bid of $4.8 billion, including debt.

The agreement comes just three days after Blackstone sold its remaining shares in Hilton Hotel上海千花网龙凤论坛 上海千花社区s, making its investment in the company most profitable leveraged buyout in history at $14 billion.

Blackstone agreed to buy LaSalle at $33.50 per share, or a premium of almost 35 percent above the company’s share price on March 27, Bloomberg reported.

That was the day that Pebblebrook first announced a proposed all-stock deal to buy LaSalle. The company made three public bids, with the last one disclosed on April 24 valui上海千花网 爱上海同城对对碰ng LaSalle’s shares at $35.44.

Even though Pebblebrook’s proposal is higher than Blackstone’s, LaSalle’s board preferred the certainty 爱上海 爱上海同城手机版of the latter, people familiar with the process爱上海 爱上海同城手机版 told Bloomberg.

“After careful consideration of multiple proposals received, the board determined that this transaction represents the most compelling opportunity for LaSalle’s shareholders, delivering a significant premium with immediate and certain cash value,” LaSalle chairman Stuart Scott said of the Blackstone agreement.

LaSalle owns four hotels in Manhattan, according to its website: Gild Hall, Park Central New York, the Roger and WestHouse.

Blackstone’s offer requires two-thirds support from LaSalle’s shareholders to go forward. The deal is scheduled to be completed in the third quarter.

If LaSalle chose to terminate the deal, it would pay a breakup fee of $112 million. Should Blackstone walk away, it would pay a reverse breakup fee of $336 million, sources said. [Bloomberg] – Rich Bockmann

Egypt to move ahead with record-breaking skyscraper designed by the late Zaha Hadid Tower will be Africa’s tallest

Egyptian developer Living in Interiors is finally ready to move forward with its Cairo skyscraper design上海龙凤论坛 新上海贵族宝贝论坛ed by late starchitect Zaha Hadid, which will be Africa’s tallest building upon completion.

Working alongside the Egyptian government, the developer is breaking ground on the 70-story residential and hotel Nile Tower, Forbes reported.

Hadid, the 上海夜网论坛 上海夜网Iraqi-British architect who became the first female to win the Pritzker Prize, designed the tower in 2007. The Egyptian government put the project on hold amid political unrest in 2011, but it’s now ready to move forward amid an Egyptian building boom.

“The Egyptian economy and the development of the country is started again,” Farah Kamal, a spokesperson for Living In Interiors, told Forbes.

There is one catch: The project is expected to cost $600 million, though the figure is likely to rise by $150 million because the Egyptian pound has weakened as the government pushes through economic reforms.

Hadid died suddenly at the age of 65 in 2016 of a heart attack in a Miami hospital, where she was being treated for bronchitis.

The latest project for Global Holdings Management Group will be a mixed-use tower on the Upper West Side.

The firm pre-filed plans for the 173-unit residential project at 1841 Broadway by Columbus Circle with the Department of Buildings. It would stand 24 stories tall and span roughl上海夜网论坛 上海夜网y 173,000 square feet, split between 162,000 square feet of residential space and 12,000 square feet of commercial space. SLCE Architects would design the project.

Global Holdings did not immediately respond to a request for comment.

Adam America is also working on an Upper West Side project at 2503-2509 Broadway at 93rd Street that would be 19 stories and include 44 residential units.

Among its projects, Global Holdings has previously backed condos developed by the Zeckendorf family, including 15 爱上海同城 爱上海Central Park West, 520 Park Avenue and 50 United Nations Plaza.

Gurney’s second Montauk location to open in May after $13M reno

The owners of Gurney’s, a Montauk institution that has expanded in recent years under new ownership, plan to open their second location in the hamlet in May when a $13 million renovation of the former Montauk Yacht Club wraps up, Newsday reported. Developers George Filopoulos, of Metrovest E上海夜网 阿爱上海同城quities, and Lloyd 上海同城对对碰交友社区 上海夜网论坛Goldman, of BLDG Management, bought the site o上海同城对对碰交友社区 上海夜网论坛n Lake Montauk last year for $56.7 million. After that purchase, they set about renovating the lobby, ballroom, guest rooms, restaurants and meeting areas of what will be known as Gurney’s Star Island Resort Marina. The resort will have 107 rooms, three pools, a kid’s club, a private beach and a 232-slip marina, which the owners also plan to upgrade. Filopoulos and Goldman bought the original Gur新爱上海同城对对碰论坛 上海同城对对碰交友社区ney’s from its longtime owners, the Monte family, in 2013.
